Go for it - why do we dislike real estate developers so much?

The feedback is always intense. So why exactly do we have such a polarizing response to "real estate developers"?

Have at it. Many reasons are legitimate especially in our primary and secondary markets (big cities). I'm very curious in smaller communities how developers have impacted people.

Think towns of 15K people or less (which makes up over 75% of the incorporated cities in the US) more specifically.

To start here are 5 common reasons we talk about and I love to hear you go deeper into these reasons on how you've personally been negatively impacted and please provide new ones.

1. Gentrification & Displacement

  • Many developments lead to rising property values, which can price out long-time residents.
  • Rent hikes and property tax increases often push lower-income families and small businesses out.

2. Profit Over Community Needs

  • Developers are often seen as prioritizing financial gain over local needs.
  • Luxury condos and high-end retail spaces frequently take precedence over affordable housing and essential services.

3. Destruction of Community Character & History

  • Historic buildings and culturally significant areas are sometimes demolished for new developments.
  • Generic, large-scale projects can erode a neighborhood's unique identity.

4. Strain on Infrastructure & Public Resources

  • New developments increase traffic, congestion, and demand for utilities, schools, and emergency services.
  • Some projects proceed without sufficient investment in local infrastructure, leaving the burden on taxpayers.

5. Perception of Political Influence & Corruption

  • Developers often have close ties with local governments and use lobbying or incentives to get projects approved.
  • Some communities feel that zoning laws and regulations are bent in favor of big developers, sidelining residents' concerns.
